Move Out Procedures

These instructions are provided as a general guide to what you must do to prepare for move-out. These instructions are not intended to be a comprehensive guide to move-out requirements required by law and/or under your lease. Please refer to your lease and/or contact [email protected] if you have any questions.
Inspection of Apartment
- We will be entering your apartment to conduct an initial inspection of your apartment. It is not necessary for you to be present for this inspection. We will not be assessing final damage or cleaning charges at that time.
- We will conduct another inspection of your apartment after you have moved out of your apartment.
Cleaning
- All trash and personal property must be removed from the property. This includes inside, the garage, porch, and yard.
- If there is trash or personal property remaining after move out, you will be charged for its removal.
- Property must be professionally cleaned.
- You may have us schedule a professional cleaning by contacting us by email or mail and authorizing us to deduct the cost from your Security Deposit.
- You may schedule a professional cleaning and submit proof of professional cleaning by email or mail.

- If the property does not meet our cleaning standards, we will schedule a professional cleaning and you will be responsible for the cost.
Utilities
- All utilities must remain connected until the end of your lease term.
- If utilities are disconnected before the end of your lease term, management will connect utilities and you will be responsible for the cost.
Pets
- Yard must be free of pet waste.
- Interior and exterior must be professionally treated for fleas and pests after move out.
- You may have us schedule a pest treatment by contacting us by email or mail and authorizing us to deduct the cost from your Security Deposit.
- You may schedule a professional pest treatment and submit proof of professional pest treatment by email or mail.

Access Devices
- You must return all keys and garage door openers by the end of your lease term.
Solid Waste
- If there is solid waste remaining after move out, you are responsible for placing trash and recycling bins at the curb the night before the designated pickup day after move out. Failure to do so will result in a $50 trip charge to place the bins at the curb
- If there is personal property remaining after move out, you will be charged for its removal.
Yard Maintenance
- All property and trash must be removed from the property
- If lawn service is not included in your lease, the lawn must be cut, edged, and trimmings bagged and removed from the property
- All garden beds and gravel paths must be free of weeds
- Brush and debris must be bagged and removed from the property
- You may have us schedule a lawn service by contacting us by email or mail and authorizing us to deduct the cost from your Security Deposit.
Walls
- Nails, screws, and ceiling hooks must be removed
- Do not patch the holes
Prices
- These prices are approximate and may vary depending on the level of service required by the property’s condition
- Trash removal - $125
- Place trash and recycling bins at curb - $50
- Professional cleaning - $200
- Replace garage door opener - $85
- Replace key - $20
Contact Information and Security Deposit Return
- You must provide us by mail or email a forwarding address so that we may return your Security Deposit.
- Your security deposit refund, after satisfaction of all the conditions set forth in the lease and by law, less deductions, will be mailed by US Mail.
