Additional Special Provisions

  • Resident must provide proof of professional move out cleaning to take place within 3 days of move out.
  • Resident must change HVAC filter every 60 days or less.
  • Resident is responsible for providing pest control.
  • Resident agrees that email correspondence from management may serve as written notice as required by this lease agreement.
  • Resident agrees that the cost of cleaning, deodorization, and/or pest control will be deducted from security deposit and/or charged to Resident if deemed necessary at the sole determination of Owner or Management.
  • Resident agrees that checks may be processed as electronic check payments.
  • Resident agrees to abide by Property Rules which are posted at AGKRE.com and may be periodically updated.

In the event a rental concession is provided for elsewhere herein, Tenant’s failure to pay any monthly rent on time, or the assessment of a Late Charge or Returned Check Charge will void said rental concession for the month of the late payment. In addition to any other amounts, Resident shall be liable for the repayment of any rental concessions if for any reason prior to the end of the Lease Term, any extension, or renewal, Resident vacates the premises for any reason without fully performing all Lease covenants including Resident’s covenant to pay all rent due under the Lease. Resident further understands and acknowledges that any rental concessions are valid only for a fulfilled lease term. If the early termination clause is exercised, the Resident must repay the total concession amount in addition to the cancellation fee. In case of any conflict between the provisions of the Lease and this Concession Lease Addendum, the provisions of this Lease Addendum shall govern.

Animal Special Provisions

Resident agrees that the cost of cleaning, deodorization, and/or pest control will be deducted from security deposit and/or charged to Resident if deemed necessary at the sole determination of Owner or Management. Animal waste must be cleaned up immediately.
